With so many beautiful homes and neighborhoods to choose from, it’s sometimes hard for any one home or area in Nocatee to stand out. Located within Daniel Park in the popular Town Center, 28 Donahue Way does just that.

The three bedroom, two bath single family home is listed for just $579,000, and Andrea Richardson, of the Richardson Group with Sotheby’s International Realty exclusively representing the home, says it’s one of the best buys in Nocatee.

“It’s one of the least expensive single family homes available in Nocatee, and it has so much to offer,” Andrea said.

“I love this home,” she added. “Not only is Town Center convenient, it’s where all the action is. You feel alive in Town Center!

“There’s so much to do. It’s where everyone meets.”

Andrea and her husband, John, also of the Richardson group, live in Town Center and love the atmosphere.

“You can use a golf cart to get anywhere in Nocatee, but in Town Center you can also walk,” she said. Publix, CVS, the YMCA and several offices, restaurants and shops are within walking distance. “We live in Town Center where you can ride your bike everywhere, there are trails that connect all the neighborhoods, parks, playgrounds, and pools.”

The home, John adds, is situated on a beautifully landscaped “pocket park” maintained by the HOA. The pocket park, shared by six homes, offers its own green space right outside the front door.

“It’s a green courtyard,” he said, with benches inviting neighbors to gather, or a homeowner to enjoy a private moment in the sunshine. Lush greenery and flower gardens add to the ambiance.

Daniel Park, he noted, is convenient to all of the Town Center amenities, but at the same time very private and quiet.

“Daniel Park has only two entrances, there is no cut-through, so there is very little traffic,” he said. “It’s very peaceful. You can sit on your front porch, in your rocking chair and enjoy the park. You can read a book or chat with friends. You have this giant front yard.

“You don’t have to maintain it, but you can enjoy having it.”

Nearby Lakeside Park, situated on a large lake, adds more opportunities.

“There is a dock, and you often see people sitting by the water or fishing,” Andrea said. With a pathway winding through, benches, shade trees, lush landscaping and areas to gather with friends, it’s a great spot for children to play or enjoy many other outdoor activities.

The home was built in 2019, but John says it “looks like a brand-new home.”

“There has only been one owner, and it’s been meticulously maintained,” he said.

Boasting 1,800 square feet, John says it feels much larger.

“It’s light, bright and airy,” he said. “There is a wall of windows with Eastern exposure, so it enjoys a lot of natural light. It’s a very comfortable living area.

“I really like the floor plan, it’s very functional.”

With a modern farmhouse flair and numerous upgrades, Andrea said the inside of the home is impressive. Shiplap and upgraded wooden trim add to the custom home feel.

“It’s very well done inside, luxurious,” she said.

Not everyone, she added, is looking for a large home.

“This is perfect for someone who wants something a little smaller,” she said. “It’s full of upgrades and well designed without the unneeded square footage to take care of.”

The kitchen boasts beautiful, bright white cabinets, a gray subway tile backsplash and a large pantry.

“For a smaller home, the kitchen is big,” Andrea said, adding that there is plenty of counter space and storage.

The open concept design, she noted, is perfect for entertaining but at the same time feels warm and cozy.

The split plan offers privacy for the owner and guests.

“The owner’s suite is in the back, and the other two bedrooms are in the front,” John said.

The multi-purpose room in the front of the home overlooks the park. The home offers a nice front porch and back patio.

“The back patio is a great place to wind down at the end of the day,” he said. “The sun rises over the patio in the morning, and it’s nice and shady in the afternoon.”

The home, like all homes in Town Center, Andrea noted, “encourages outdoor living.”

“With the park and so many things close by, there’s always a lot to do,” she said. “You can sit on the porch or patio, go out and meet neighbors in the green space, or take a walk or a bike ride. It exemplifies everything that Nocatee has to offer.

“It’s a great house,” she added, “a lot of people are moving to Florida, and this is exactly what they are dreaming of.”

“When you dream of living the Florida life, 28 Donahue can be the home that makes that dream a reality.”
